Profile of Real Estate Transactions by Property Size
Apartments ranging from 76 to 100 square meters were the top choice nationwide for the majority of buyers who acquired a residence in 2024, according to the national survey by RE/MAX Hellas, the largest real estate network in the country. Specifically, buyer interest in this property size category reached 26.2%, showing an increase compared to 2023, when the corresponding figure stood at 23.2%.
According to RE/MAX Hellas data, buyers consistently gravitate toward more flexible, affordable, and functional homes. Small- and medium-sized properties are their top preference, as these combine lower purchase costs with reduced maintenance expenses — factors that make them more accessible compared to larger properties.
More specifically, based on thousands of real estate transactions conducted in 2024 by the 86 offices and over 1,200 real estate consultants across the RE/MAX Hellas network nationwide, the second most preferred category was homes between 51 and 75 sq.m., chosen by 23.4% of buyers. Notably, 22.6% opted for even smaller properties up to 50 sq.m. This category remains in high demand, primarily for investment purposes, though it saw a slight decline compared to 2023 (24.7%).
On the other hand, homes between 101 and 150 sq.m. attracted 18.3% of buyers nationwide. Very large properties exceeding 151 sq.m. remained the least preferred, with a share of only 9.5%. However, despite having the smallest percentage among buyers, this category showed upward trends compared to 2023 (8.8%) — likely indicating a repositioning by certain higher-income buyers who now see investment potential or seek to meet more demanding personal needs.
In Attica, according to RE/MAX Hellas, 32.7% of buyers chose homes 51-75 sq.m. in size. This was followed by properties ranging from 76 to 100 sq.m. at 25.7%, while smaller residences up to 50 sq.m. retained the interest of 16.8% of buyers (especially those with an investment orientation). Properties between 101 and 150 sq.m. were selected by 16.6%, and only 8.2% purchased homes over 151 sq.m..
In Thessaloniki, in 2024, the most preferred properties were 76-100 sq.m., selected by 33.5% of buyers. These were followed by 51-75 sq.m. properties at 26.2%, while only 12.5% of buyers opted for very small properties up to 50 sq.m. This indicates a clear trend in Thessaloniki toward demand for larger, more spacious homes. Properties ranging from 101 to 150 sq.m. drew 22.1% of buyer interest, while very large homes above 151 sq.m. were limited to just 5.7% — the lowest share among the two major urban centers.
Lastly, in regions outside Attica and Thessaloniki, buyers showed a clear preference for smaller and more economical properties. According to the RE/MAX Hellas survey, 27.2% of 2024 transactions involved properties up to 50 sq.m. Properties between 76 and 100 sq.m. were preferred by 24.8% of buyers, while 51-75 sq.m. homes had slightly lower demand, with 19.2% of the share. Homes between 101 and 150 sq.m. accounted for 18%, and very large properties over 151 sq.m. represented 10.8%.
Conclusion
The image emerging from the RE/MAX Hellas 2024 research reveals that buying preferences are not uniform across the country. Each region displays its own characteristics, and buyer choices also vary depending on the purpose of purchase — whether for owner-occupation or investment. Nevertheless, as the data shows, there is a nationwide trend favoring properties between 76 and 100 sq.m., which appear to effectively meet the diverse needs and profiles of today’s buyers.
