Specifically, buyer interest in this property size category reached <strong>26.2%<\/strong>, showing an increase compared to 2023, when the corresponding figure stood at <strong>23.2%<\/strong>.<\/p>\n\n\n\n<p>According to RE\/MAX Hellas data, buyers consistently gravitate toward more flexible, affordable, and functional homes. Small- and medium-sized properties are their top preference, as these combine lower purchase costs with reduced maintenance expenses \u2014 factors that make them more accessible compared to larger properties.<\/p>\n\n\n\n<p>More specifically, based on thousands of real estate transactions conducted in 2024 by the <strong>86 offices and over 1,200 real estate consultants<\/strong> across the RE\/MAX Hellas network nationwide, the second most preferred category was homes between <strong>51 and 75 sq.m.<\/strong>, chosen by <strong>23.4%<\/strong> of buyers. Notably, <strong>22.6%<\/strong> opted for even smaller properties up to <strong>50 sq.m.<\/strong> This category remains in high demand, primarily for <strong>investment purposes<\/strong>, though it saw a slight decline compared to 2023 (<strong>24.7%<\/strong>).<\/p>\n\n\n\n<p>On the other hand, <strong>homes between 101 and 150 sq.m.<\/strong> attracted <strong>18.3%<\/strong> of buyers nationwide. Very large properties exceeding <strong>151 sq.m.<\/strong> remained the least preferred, with a share of only <strong>9.5%<\/strong>. However, despite having the smallest percentage among buyers, this category showed <strong>upward trends<\/strong> compared to 2023 (<strong>8.8%<\/strong>) \u2014 likely indicating a repositioning by certain higher-income buyers who now see investment potential or seek to meet more demanding personal needs.<\/p>\n\n\n\n<p>In <strong>Attica<\/strong>, according to RE\/MAX Hellas, <strong>32.7%<\/strong> of buyers chose homes <strong>51-75 sq.m.<\/strong> in size. This was followed by properties ranging from <strong>76 to 100 sq.m.<\/strong> at <strong>25.7%<\/strong>, while smaller residences up to <strong>50 sq.m.<\/strong> retained the interest of <strong>16.8%<\/strong> of buyers (especially those with an investment orientation). Properties between <strong>101 and 150 sq.m.<\/strong> were selected by <strong>16.6%<\/strong>, and only <strong>8.2%<\/strong> purchased homes over <strong>151 sq.m.<\/strong>.<\/p>\n\n\n\n<p>In <strong>Thessaloniki<\/strong>, in 2024, the most preferred properties were <strong>76-100 sq.m.<\/strong>, selected by <strong>33.5%<\/strong> of buyers. These were followed by <strong>51-75 sq.m.<\/strong> properties at <strong>26.2%<\/strong>, while only <strong>12.5%<\/strong> of buyers opted for very small properties up to <strong>50 sq.m.<\/strong> This indicates a <strong>clear trend in Thessaloniki<\/strong> toward demand for <strong>larger, more spacious homes<\/strong>. Properties ranging from <strong>101 to 150 sq.m.<\/strong> drew <strong>22.1%<\/strong> of buyer interest, while very large homes above <strong>151 sq.m.<\/strong> were limited to just <strong>5.7%<\/strong> \u2014 the lowest share among the two major urban centers.<\/p>\n\n\n\n<p>Lastly, in regions <strong>outside Attica and Thessaloniki<\/strong>, buyers showed a clear preference for <strong>smaller and more economical<\/strong> properties. According to the RE\/MAX Hellas survey, <strong>27.2%<\/strong> of 2024 transactions involved properties up to <strong>50 sq.m.<\/strong> Properties between <strong>76 and 100 sq.m.<\/strong> were preferred by <strong>24.8%<\/strong> of buyers, while <strong>51-75 sq.m.<\/strong> homes had slightly lower demand, with <strong>19.2%<\/strong> of the share. Homes between <strong>101 and 150 sq.m.<\/strong> accounted for <strong>18%<\/strong>, and very large properties over <strong>151 sq.m.<\/strong> represented <strong>10.8%<\/strong>.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<p><strong>Conclusion<\/strong><br>The image emerging from the RE\/MAX Hellas 2024 research reveals that <strong>buying preferences are not uniform<\/strong> across the country. Each region displays its own characteristics, and buyer choices also vary depending on the <strong>purpose of purchase<\/strong> \u2014 whether for <strong>owner-occupation<\/strong> or <strong>investment<\/strong>.
